We have finalized the kitchen plans!

Plan for remodel

Key:

a) Master bathroom: Expanding the bathroom into the master bedroom to get a 5' x 10' 8" bathroom suite.

b) Master bedroom: Moving the masterbedroom into the guest bedroom and creating a closet.

c) Master bedroom: New closet.

d) Master bedroom: Adding new sliding doors to access fenced in sideyard.

e) Ethan's bedroom: Enlarging the closet.

f) Hallway: Smaller linen closet.

g) Guest bathroom: Enlarged the bathroom to 6' 7" by 7' 11"" by taking the closet space and moving the furnace into the loft (along with a tankless water heater).

h) Guest bedroom: Closing off the door to the kitchen and closing off the entrance to the living room. Adding a door in the corridor.

i) Guest bedroom: Adding a closet - including shelving from an odd corner currently in the kitchen.

j) Kitchen: New cabinets and appliances.

k) Kitchen: Removing BBQ and chimney and putting in windows.

l) Kitchen: Removing the wall to the living room to open up the space.

m) Kitchen: Extending the kitchen to meet the sunroom and removing the odd space between them. The walls will be removed to create an open space between the kitchen and the sunroom.

n) Kitchen: Wrap around bar between the kitchen and the sunroom.

o) Kitchen: Back door removed and windows added.

p) Sunroom: New windows, floor, sliding doors, valuted ceiling with skylight, and door to the garage.  Opened space continous with the kitchen and living room. This will be the office and a relaxing sunny area.

q) Living room: Vaulting the ceiling.

r) Garage: Laundry area created.

Step 1 - Fumigation

The inspection report identified termites which is a problem in this area as it used to be orchards. We tented the property this week and fumigated it. Today, we are treating the sub-terrainian termites by drilling into the courtyard and treating under the ground.
